West Vancouver caps new houses at mere 6,600 square feet

The District of West Vancouver implemented major zoning changes to restrict "monster homes," lower maximum house sizes, and adjust rules for lot subdivisions and accessory buildings. Council voted to approve bylaws aimed at preserving neighbourhood character while allowing for ‘gentle densification’ in the district.  READ MORE 

Floor Area and Size Reductions
  • Floor Area Ratio (FAR): Maximum allowable density for single-family residential properties decreased from a general allowance of 0.35 FAR down to 0.30 FAR. 
  • Enclosed Decks and Roof Calculations: Rules changed on how enclosed deck areas count toward floor space ratios, and calculations for maximum roof heights were tightened to prevent oversized bulk. 
 Subdivisions and Density
  • Lot Size Minimums: Permitted a 12.5% reduction in minimum lot size for subdivisions—lowering the threshold from 12,000 sq ft to 10,500 sq ft on eligible larger parcels. 
  • Accessory Spaces: Expanded allowances and streamlined rules for adding secondary suites and single-storey coach houses without needing a development permit.
