&lt;p&gt;For 50 years, municipal governments in West Vancouver have had a vision to make the Ambleside seawall a continuous walking path from the beach to Dundarave.&lt;/p&gt;

      <description>&lt;p&gt;3000 Park Lane SOLD | The big sell: There was a plethora of interesting facts about the sale of this property in West Vancouver&amp;rsquo;s Altamont neighbourhood. Namely, the property was a vacant parcel of sloping land that contained the foundations of an old garage, but it was also owned by the District of West Vancouver. The land itself comprised high-bank waterfront with 60 feet of water frontage and beautiful 180-degree unobstructed south-facing ocean vistas. Listing agent Holly Calderwood had engaged the help of local architect Brad Lamoureux to create luxury home renderings to demonstrate what could be built. Proceeds from the sale would help fund the new Ambleside Waterfront Concept Plan but in order to find a buyer, an adjacent public beach trail was included in the sale to create a larger 0.27-acre lot. Due to initial public outcry at the closure of this trail, it was agreed that a new trail be constructed on the other side of the property.&lt;/p&gt;

      <description>&lt;p&gt;Prime piece of land with some of the best views&amp;nbsp;in the Lower Mainland. The massive Cypress Village project was seemingly approved in June, but it came back for one final debate this week and passed by a slim 4-3 vote.&lt;/p&gt;
&lt;p&gt;A plan, decades in the making, to add hundreds of acres of parkland and build a new, dense neighbourhood of almost 7,000 residents and businesses off Cypress Bowl Road cleared its final regulatory hurdle at West Vancouver council Monday, by a margin of one vote.&lt;/p&gt;
&lt;p&gt;Council already substantively&amp;nbsp;&lt;a href="https://www.nsnews.com/local-news/west-van-approves-transformational-plan-for-cypress-village-development-9138169" target="_blank"&gt;debated and approved British Pacific Properties&amp;rsquo; plans for Cypress Village&lt;/a&gt;&amp;nbsp;in June. But when the phased development agreement, which governs how the lands will be built out over the next 20 years, came up for its final adoption on Monday, three council members made the rare move of reopening the debate.&lt;/p&gt;

      <description>&lt;p&gt;&lt;span style="font-size: medium;"&gt;Council in West Vancouver, B.C., voted Monday to move ahead with the sale of a beachfront property that includes a century-old public path leading to a popular beach.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;The path to Altamont Beach at the bottom of 30th Street, adjacent to a property at 3000 Park Lane, is now set to become private property after the district voted to package it with a municipally owned lot in order to incentivize its sale for over $6.5 million.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;A report to council notes that the concerns voiced by many residents over the loss of the path influenced the buyer's decision which was supported by the Realtor, West Vancouver Mayor Mark Sager and a majority of council. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;Realtor Holly Calderwood said the Buyer's, myself and corporate discussed this at great length. The council originally wanted and we agreed upon and negotiated a 3 ft Right of Way on the east side that was suppose to be for Utility access. After much public feedback and pushback we thought this was the best and only way to make this work to put the pathway on the East Side ROW and thought this was a win win to help please the community and council and a way to give back to the community.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;But as part of an amended motion that was passed on Monday, the buyer of the property says it will work with the district to add a new path to the east of the current one, and will allow the public to use the current trail until construction on a house is completed.&amp;nbsp;&lt;/span&gt;&lt;a style="font-size: medium;" href="https://www.cbc.ca/news/canada/british-columbia/author/akshay-kulkarni-1.6031235"&gt;CLICK HERE TO READ MORE&lt;/a&gt;&lt;span style="font-size: medium;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

And all buyers, including investors, will have access to 30-year mortgages if they are buying a newly built home. &lt;p class="jsx-8de9088f4829cfac"&gt;&lt;span style="font-family: 'times new roman', times; font-size: medium;"&gt;Inflation reached 2.5% in June 2024, down from a multi-decade high of 8.1% in June 2022. Weakness and oversupply in the economy are pushing inflation down, while shelter and some service costs are keeping it high. Inflation is still higher than the Bank of Canada's (BoC) 2% target, but it is heading in the right direction. Therefore, the BoC is bringing its policy rate toward the neutral rate.&lt;/span&gt;&lt;/p&gt;
&lt;p class="jsx-8de9088f4829cfac"&gt;&lt;span class="jsx-8de9088f4829cfac font-bold" style="font-family: 'times new roman', times; font-size: medium;"&gt;The Bank of Canada lowered its policy rate again, aiming to nail the soft landing of the Canadian economy:&lt;/span&gt;&lt;/p&gt;

&lt;li class="jsx-8de9088f4829cfac"&gt;&lt;span style="font-family: 'times new roman', times; font-size: medium;"&gt;Annualized seasonally adjusted 9-month inflation between October 2023 and July 2024 was 2.3%.&lt;/span&gt;&lt;/li&gt;
&lt;li class="jsx-8de9088f4829cfac"&gt;&lt;span style="font-family: 'times new roman', times; font-size: medium;"&gt;Annualized adjusted inflation over the past three months was 2.8%.&lt;/span&gt;&lt;/li&gt;
&lt;li class="jsx-8de9088f4829cfac"&gt;&lt;span style="font-family: 'times new roman', times; font-size: medium;"&gt;The unemployment rate has risen from 5% at the beginning of 2023 to 6.4%.&lt;/span&gt;&lt;/li&gt;
&lt;li class="jsx-8de9088f4829cfac"&gt;&lt;span style="font-family: 'times new roman', times; font-size: medium;"&gt;Excess demand is no more, and once again, the Canadian economy is in excess supply of goods and services.&lt;/span&gt;&lt;/li&gt;

&lt;p class="jsx-8de9088f4829cfac"&gt;&lt;span style="font-family: 'times new roman', times; font-size: medium;"&gt;The prime rate rose from 2.45% in March 2022 to 7.2%, its highest level over the past 22 years. After almost one year at 7.2%, it went down to 6.45% over the past quarter. As inflation is heading to the target and the largest contributor to inflation is shelter, whose shortage cannot be resolved by monetary policy, in fact, higher rates result in higher inflation for the shelter component of the CPI basket. &lt;p&gt;The decision was widely expected by economists. The central bank cited progress on lowering inflation, weaker than expected economic growth in the first quarter, and employment growing at a slower pace than the working-age population.&lt;/p&gt;

&lt;p&gt;&lt;span style="font-family: 'times new roman', times; font-size: large;"&gt;The vote to reject the plan comes after the province gave municipalities a deadline of June 30 to bring local bylaws in line with new rules allowing greater density on single-family lots to supply more &amp;ldquo;small scale housing.&amp;rdquo;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: 'times new roman', times; font-size: large;"&gt;Most single-family lots in the rest of West Vancouver already allow both secondary suites and coach houses, so wouldn&amp;rsquo;t have been impacted by the change.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: 'times new roman', times; font-size: large;"&gt;But about 220 properties &amp;ndash; or about 1.6 per cent of the total in the district &amp;ndash; stood to have their allowable density increased as a result of the provincially-mandated change (about 40 of the properties already have apartments, so the real number impacted is closer to 180).&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: 'times new roman', times; font-size: large;"&gt;The rules about how many dwellings must be allowed on lots varies depending on the size of the lot and how far it is from major bus routes.&lt;/span&gt;&lt;/p&gt;

The Benchmark price of an attached unit is currently $1,127,200 which is a 4.3 per cent increase over the last year.&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;&lt;/p&gt;&lt;h2&gt;April 2024 Vancouver Real Estate Stats &lt;/h2&gt;&lt;p class="block-p"&gt;&lt;strong&gt;NEWS RELEASE&lt;/strong&gt;&lt;/p&gt;&lt;p class="block-p"&gt;Inventory reaches highest level since the pandemic summer of 2020.&lt;/p&gt;&lt;p class="block-p"&gt;VANCOUVER May 2, 2024 - Actively listed homes for sale on the MLS in Metro Vancouver continued climbing in April, up 42 per cent year-over-year, breaching the 12,000 mark, a number not seen in the region since the summer of 2020.&lt;/p&gt;&lt;p class="block-p"&gt;Greater Vancouver REALTORS® (GVR) reports that residential sales in the region totalled 2,831 in April 2024, a 3.3 per cent increase from the 2,741 sales recorded in April 2023. This was 12.2 per cent below the 10-year seasonal average (3,223).&lt;/p&gt;&lt;p class="block-p"&gt;“It’s a feat to see inventory finally climb above 12,000. Many were predicting higher inventory levels would materialize quickly when the Bank of Canada began its aggressive rate hikes, but we’re only seeing a steady climb in inventory in the more recent data,” Andrew Lis, GVR’s director of economics and data analytics said. “The surprise for many market watchers has been the continued strength of demand along with the fact few homeowners have been forced to sell in the face of the highest borrowing costs experienced in over a decade.”&lt;/p&gt;&lt;p class="block-p"&gt;There were 7,092 detached, attached and apartment properties newly listed for sale on the Multiple Listing Service® (MLS®) in Metro Vancouver in April 2024. This represents a 64.7 per cent increase compared to the 4,307 properties listed in April 2023.&lt;/p&gt;&lt;p class="block-p"&gt;This was 25.8 per cent above the 10-year seasonal average (5,637).&lt;/p&gt;&lt;p class="block-p"&gt;The total number of properties currently listed for sale on the MLS® system in Metro Vancouver is 12,491, a 42.1 per cent increase compared to April 2023 (8,790).&lt;/p&gt;&lt;p class="block-p"&gt;This is 16.7 per cent above the 10-year seasonal average (10,704).&lt;/p&gt;&lt;p class="block-p"&gt;Across all detached, attached and apartment property types, the sales-to-active listings ratio for April 2024 is 23.5 per cent. By property type, the ratio is 17.6 per cent for detached homes, 31.0 per cent for attached, and 26.0 per cent for apartments.&lt;/p&gt;&lt;p class="block-p"&gt;Analysis of the historical data suggests downward pressure on home prices occurs when the ratio dips below 12 per cent for a sustained period, while home prices often experience upward pressure when it surpasses 20 per cent over several months.&lt;/p&gt;&lt;p class="block-p"&gt;“Another surprising story in the April data is the fact prices continue climbing across most segments with recent increases typically in the range of one to two per cent month-over-month,” Lis said. “The one segment that didn’t see an uptick in prices in April were apartments, which saw a 0.1 per cent decline month-over-month. This moderation is likely due to a confluence of factors impacting this more affordability sensitive segment of the market, particularly the impact of higher mortgage rates and the recent boost to inventory levels, tempering competition somewhat.” The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $1,205,800. This represents a 2.8 per cent increase over April 2023 and a 0.8 per cent increase compared to March 2024.&lt;/p&gt;&lt;p class="block-p"&gt;Sales of detached homes in April 2024 reached 814, a 0.7 per cent increase from the 808 detached sales recorded in April 2023. The benchmark price for a detached home is $2,040,000. This represents a 6.3 per cent increase from April 2023 and a 1.6 per cent increase compared to March 2024.&lt;/p&gt;&lt;p class="block-p"&gt;Sales of apartment homes reached 1,416 in April 2024, a 0.2 per cent increase compared to the 1,413 sales in April 2023. The benchmark price of an apartment home is $776,500. This represents a 3.2 per cent increase from April 2023 and a 0.1 per cent decrease compared to March 2024.&lt;/p&gt;&lt;p class="block-p"&gt;Attached home sales in April 2024 totalled 580, a 16 per cent increase compared to the 500 sales in April 2023. The benchmark price of a townhouse is $1,127,200.
